By late July, the village splits into two populations. There are the people asking whether Blaze tickets are on sale yet, and there are the people who already bought them in the members' presale. The gap between those two groups is roughly six weeks of dinner reservations, parking spots, and quiet Saturday mornings on Beekman Avenue.
If you live here, fall is not a season. It is a logistics window. Historic Hudson Valley's fall programming draws more than 250,000 people into Sleepy Hollow Country across roughly eight weeks, and the village's operational footprint, from Beekman to Kingsland Point Park, is the same size it was the rest of the year. The move for residents in 2026 is knowing which weekends to lean in, which ones to disappear, and how the new infrastructure at Edge-on-Hudson has quietly given you a second front to work with.
Buy the tickets in August or watch them sell out in September
The Great Jack O'Lantern Blaze at Van Cortlandt Manor and the Sleepy Hollow-themed shows at Philipsburg Manor are timed-ticket events with no walk-up sales. In 2025, general public tickets went live on August 6, with member presale August 1, app presale August 4, and returning-buyer presale August 5. Expect a comparable rollout for 2026. If you have kids in the 5-to-12 age band who want a specific Saturday night at Blaze, that decision is a first-week-of-August decision, not a first-week-of-October decision.
The shows to slot in this year at Philipsburg Manor run on the same rotating date blocks in October and early November:

Historic Hudson Valley members get a 15% discount on most of these, which is the single easiest fall math in the village if you attend more than once.
The weekends Beekman Avenue disappears
Three weekends deserve red pen on the family calendar. They are the days when driving your own street stops working.
Sunday, September 20: The Sleepy Hollow Street Fair returns to Beekman Avenue between Pocantico Street and Broadway from 10 a.m. to 5 p.m., with more than 145 vendors and a Headless Horseman photo appearance from noon to 3 p.m. in front of Ganso Ramen. This is the first day the season really lands. If you like it, plan to walk in. If you don't, this is a farmers' market and coffee morning in Tarrytown instead.
Saturday, October 10: The 6th annual SUP Witches Festival at Kingsland Point Park runs noon to 5 p.m., with a rain date of October 11. Paddleboarders in costume take to the river; the land side turns into vendors, food, and live music. Kingsland parking is done by 11 a.m.
Friday and Saturday, October 16–17: The Sleepy Hollow Haunted Hayride runs the streets near Sleepy Hollow Cemetery, with the Beekman Avenue block party starting at 5 p.m. and hayrides at 7 p.m. Timed-entry tickets historically sell out on release day. If you are not on the hayride, the block party still closes Beekman.
For the runners in the house, the Sleepy Hollow Halloween 10K sits on Saturday, October 24. It is a USATF-certified course that runs the Hudson River waterfront past the Headless Horseman Bridge, Sleepy Hollow Cemetery, and the Old Dutch Church, with a 1.5-hour cutoff and start/finish within walking distance of the Tarrytown Metro-North station.
The Edge-on-Hudson bypass
Here is the argument most fall guides never make: the village now has two centers, and residents who understand this get their September and October back.
Beekman Avenue is the tourist center. Edge-on-Hudson is the resident center. When DeCicco & Sons opened its 50,000-square-foot Sleepy Hollow store at Edge-on-Hudson in March 2025 with a second-floor bar and restaurant, it quietly moved the village's daily-errand center of gravity off Beekman for the first time in a century. The developer hit 50% of certificates of occupancy on the 1,177 planned units at Edge-on-Hudson in early 2026 and cut Sleepy Hollow a $4.6 million check under that milestone. The One Kingsland townhome neighborhood's Phase 1 sold out in five months; Phase 2 is nearly gone.
The practical version of that news: on a Saturday when Beekman is closed for the Street Fair or the block party, the grocery run, coffee, a beer at the second-floor bar, and a walk on the RiverWalk are all reachable without touching downtown. Residents who used to write off those weekends can now use them.
The RiverWalk itself is worth understanding as infrastructure, not scenery. Nelson Byrd Woltz designed the first phase around a Promenade with plazas and lawns and an Overlook with amphitheater seating. It runs between Kingsland Point Park and Pierson Park in Tarrytown. In 2026, the village is expanding shoreline access, and a new medical office building at Edge-on-Hudson is expected to break ground alongside construction of the North Meadow next to Kingsland Point Park.
Dinner strategy on Beekman
Reservations are the fall currency. A short, honest read on the walkable options:
- Beekman Ale House, 92 Beekman Avenue. Thin-crust bar pies out of a double-decker gas oven, twenty-plus taps including Peekskill's Captain Lawrence. Small room; walk in on a Tuesday, not a Blaze Saturday.
- Bridge View Tavern & Beer Garden, 226 Beekman Avenue. Family-run since a 2008 reopening at the corner of Beekman and Hudson, house-smoked barbecue, a rotating craft beer list, and a separate beer-garden menu in season. Closes at 9 p.m. daily, which matters when you are trying to eat after a 7 p.m. hayride.
- J.P. Doyle's Restaurant & Public House, 48 Beekman Avenue. Comfort food and twelve TVs; a short walk from Philipsburg Manor, the Old Dutch Church, and Sleepy Hollow Cemetery, which makes it the natural post-Legend spot.
- Sleepy Coffee, Too, 110 Beekman Avenue. Nonprofit café providing on-the-job training and employment for people with disabilities. Morning-of-the-Street-Fair coffee.
- Casaletto Pizzeria, 70 Beekman, and Coco Taqueria, 84 Beekman, for the nights you want to eat and be done in 30 minutes.
On the three Beekman-closure weekends above, book Tarrytown instead: Goosefeather at the Tarrytown House Estate for Dale Talde's Hong Kong-inspired menu, or Basque Tapas Bar on Main Street.
The Pumpkin Arch has a shelf life
The Horseman Pumpkin Arch on the RiverWalk at Edge-on-Hudson is up seasonally and comes down. It frames the Governor Mario M. Cuomo Bridge behind it, which is why it fills with weekend photographers. If you want the shot without the crowd, go on a weekday morning or after dark on a weeknight when the lights are on. Parking around Kingsland Point Park is metered with a four-hour cap.
A resident's rhythm, September through November
A short, honest sequence for the season:
- First week of August: Buy Blaze and Philipsburg tickets on the day they release. Pick specific nights so you are not competing with your neighbors for the same 7 p.m. slot.
- First two weekends of September: Use them. Beekman is still yours. The Sleepy Hollow Music Festival at Sleepy Hollow Manor lands here; the food scene is quiet.
- September 20: Street Fair day. Walk in or leave town.
- Early October: Twilight Village and the Historic Hudson Valley shows open. Weeknights are calmer than weekends by a wide margin.
- October 10, 16, 17, 24: The four hard days. Plan around them, not through them.
- Halloween week: The village is fully saturated. Grocery runs move to DeCicco's at Edge-on-Hudson. Dinner moves to Tarrytown.
- First two weekends of November: Blaze runs through mid-November. This is when residents actually go, because everyone else stopped.
The point of all of it is that fall is not something that happens to the village. It is something residents can shape by reading the calendar three months in advance instead of three days.
